The image has good composition, sharp, and quite contrasty,
the background is brighter than your original; it's distracting and busy, I agreed with Julie to darken and clone out the left and right notices in the background.
The sepia tone in the original is more pleasing to me. |

You did a great job processing the image, beautiful textures of the dead tree; it will be even stronger if it was standing on its own, try to darken and blur the trees in the back, maybe? |

Beautiful colors, and what great patience you have!
Maybe darken the orange grasses in the front a bit, and I agreed with Julie cropping off the lens flares will make those boats more of a focal point. |

I get the importance of the fence to be included in this image, but perhaps a little less of it will bring the building closer. I think just the top half of the fence will help to make the main subject, which is the beach club, more of the focal point. |

He is staying in a rental home for six months, he doesn't have any children, not sure about any relatives. |

You did a great job using CLIR! Beautiful colors and contrast, very peaceful, you can make the upper left sky even more dramatic if you like. |

I love those big trees, and how they framed the image, in contrast, the Magnolia Beach House seems small, run-down and deserted. The fence seems a bit too stark; I would try to exclude it and brighten the leaves and the white wall of the building a bit. |

I love the contrast and textures, good leading lines, and excellent composition, and I am curious in the history and stories of the castle.
The only thing I would do maybe darken the lower center a bit.
